Palm tree help??

I've had this palm tree for about 5 years now, I'm not sure the exact species- it's some exotic varietal I inherited from my uncle- and it's been rapidly declining over the last 6 months or so (check the plant profile for older photos). I'm trying to figure out what's wrong with it and how to save it; I'm leaning towards a pest of some kind, but I don't know if there's also a fungal issue or disease or something going on. This could be a few different things, likely a fungal infection or blight of some kind but do also check for pests like you mentioned.

Make sure the plant isn't being over-watered and suffering from rot as a result besides that trim off infected parted with sterilized sheers and spray with neem oil/ Castile soap to reduce infection.

Make sure it's getting proper air circulation
And check the soil for dampness for long periods of time which will point you towards rot.
