Looks like fungus to me also. I'd cut off those leaves-- this is caused by overwatering. How often do you water? Is its environment humid? Do you mist? @NewHawkswing Thank you for the tag!

Root rot is a condition caused by prolonged exposure to excess moisture in the substrate. It occurs when waterlogged roots asphyxiate and become a breeding ground for fungal pathogens, leading to the decay of both roots and attached leaves. To treat root rot, remove the plant from the substrate, disinfect with hydrogen peroxide, and repot in fresh soil mix containing 15-20% perlite for better drainage, preventing recurrence.
