I'm no hoya expert, but i'm pretty sure the lighter colours [due to less chlorophyll] is there coz it's in a bright place. It doesn't need to have that many chlorophyll coz it's making more than enough, so it's paler to use the water in photosynthesis for other processes.

Also, i see it's near both a heater and AC. That'll cause problems with flowering i believe
As always I agree with you @Araceae, but in this case only partly. If the chlorophyll issue were connected to light in this case, the light would be enough to at least lightly sunstress that new variegated growth imo. At least my Krimson Princess has not looked this pale but had delicious pink sunstress way before paling a bit.
There could be other reasons for a lack of chlorophyll though, for example a lack of nutrients that are needed to produce it. What are you watering and fertilizing it with and how often? If not at all, which I would guess from your question, you might be correct in your own troubleshoot and solution. I always use my orchids fertilizer on my hoyas as well and they love it. Orchids and hoyas seem to have very similar needs in general.
If you are looking for the (reportedly) best of the best orchid fertilizer, since you are from the US, you might want to look for the MSU fertilizer. It's been developed by the Michigan state university and a staple in the orchid community for a while now. I don't have access to it myself, but Europe has its own brand modeled after the MSU formula, which I use, and as I said, my hoyas and orchids love it.
As far as I know it is recommended to be applied with every watering, however, so that's something to consider, depending on how you usually water. The MSU has a well water and a rainwater/RO water version, which should help.
I don't know who else is selling it, but I do know repotme is a licensed seller in the US under their "feedme" products.
Good luck
This is part of the plants pigmentation and natural color some leaves are like that due to genetics
