It sounds like its dry either from lack of water (specifically nutrients in water, fortified) or lack of humidity.inasmuch as i dont recommend misting plants, if this is outside, its about all u can do if ur having dry air or if ur tree has been close to flame or any toxic air/substances; if u r not using rainwater or filtered water, ur tree may be lacking N+, K+, P+, or the added issue of Cl-, & other minerals in tap water, salts & minerals depending on local water) i know im talking a lot of "ifs" but im trying mightily to figure out what could possibly dry ur leaves to thwt extent. It xould even be a soil issue, problem w/drainage or ground water (if outside). Problems & causes would prob all be similar whether in or outside, just for different reasons. Idt it would be a pest issue cause u usually see misshapen peaves, pinholes, leaves that look "munched" on.. A pic would be very helpful in situation such as this so as to make the site & surroundings more clear but i would check everything out & i think u will find ur cause by process of elimination.. Tacy @BuffCaperspurge did a fantastic job at explaining all this! I also think π€ you have a pathogen infectionβ¦ how much are you watering? Iβd say (this is gonna sound strange) but smell the soil, if it has a little not so earthy smell but more a decay you have a soil infection and need to change your soil, repot, treat, and remove from surrounding plants till it gets back to healthy or it can spread.
