Leaf rot? Brown spot?

I have been trying to google what’s wrong with my orchid and everything I’ve read says it’s either leaf rot or brown spot but idk which one it is. What is it and how do I help my plant? It’s only on this leaf so far.

Cut that part out and it will grow back healthy
