This is such an attractive plant. I have one but it seem to be doing well and has new growth. This plant is a succulent and does best in well draining soil. Do not over water. Maybe it is getting too much direct sunlight. Sounds more like a water problem. Good luck
This looks similar to what happened to my husband’s cactus of the same type (which he killed, sadly). The only experience I can bring is that I don’t recall him ever repotting it until it was too late. So, when’s the last time it was repotted and received new, fresh soil? Maybe it’s in need of those nutrients? The plant profile says to repot when it doubles in size or yearly, whichever comes first, as that is when it will have depleted the nutrients in the current soil. Did that make sense? I’ve only had one cup of coffee, so making words is hard right now.

I got the plant a little over a year ago and put it in this pot shortly after. It may need some extra nutrients in its soil by now, for sure!
I believe after doing more research that this is damage due to temperature shock. I left it outside during a cold spell. Nothing below freezing but pretty close.
