Hi Alice! I had a plant that did that too and it was spider mites. If it is spider mites you would see some web strings around the plant. Regardless I would spray it down with neem oil or insecticidal soap because I do think that looks like some kind of pest is involved. I would look closely at the top and underside of the leaf to see if you can find the pest that’s responsible. Also, I would isolate from your other plants to be safe.
@ChummyJadeplant Welcome to Greg!
If you notice white spots or patches on your Birkin's leaves, you may be dealing with fungal disease, specifically powdery mildew. This is most common during the spring and fall and occurs most often in humid environments. If left untreated, this fungal infection can damage or kill your Birkin.
I would get some Neem oil and spray it every 7 days.

@KikiGoldblatt thank you so much! I’ve got some been oil so will treat it with that.
Would you recommend diluting it in water or apply it directly?

@ManyLime I dont mist this one, would you recommend doing so?
@sarahsalith hi! This one is placed pretty near a window which gets medium light so don’t think low light would be the problem here. Some are saying it could be a pest so I’ll take a closer look! Thank you
@Nataliesplants hi Natalie, thank you! I’ll be sure to treat it with some neem oil as I do have some. Would you dilute it or use it directly?
@ChummyJadeplant I usually use the ones that are already in spray bottles and don’t need to be diluted with water. I just follow directions on the back. If you have the concentrate you should dilute it and it should have instructions for the ratio.
