Over/under watering Aloe Vera?
The black decaying spots could be a sign of root rot, so possibly overwatering. id pull out the plant and look at the roots and see if there are any that seem squishy or rotten. You want your soil to be pretty aerated, lots of perlite and drainage. 😊

@TotalPothos I agree with @Stephazar , it looks slightly overwatered to me, since the oldest leaves appear a bit waterlogged instead of dry or crispy. The black/brown spots could be signs of oedema. πŸ€” How often are you watering? Do you wait for the soil to be 100% dry? The problem with regular potting mix, which forgive me if I’m wrong, but it looks like that’s what you’re using, retains too much moisture for an aloe. They will need a much grittier substrate. You can amend your potting mix by adding a lot more perlite, pumice, lava rock or what have you. Perlite is more cost effective and easier to get a hold of, and will do what you need it to!
