Are you talking about the bottom leaves? What do you mean by "not looking good"? Are they mushy, drying up, etc? It's very hard to see in the photo.
if youre talking about the brown spots on the tips thise are just burns. leaf tips get burnt pretty easy, if the plant is doing fine overall then its nothing to worry about. though the greener colouration and slightly stretched appearance in this compared to the older pic means it hasnt been getting a good amount of light

Looking at the profile info though it’s confusing 🫤. It says a NE exposure and 20 ft to light. That’s way too far away for a succulent. But then it says 6+ hours of light. So is it getting a grow light?
Generally speaking to thrive and not grow long and leggy succulents need a lot of bright light. It doesn’t have to be actual sun rays landing on the leaves. Just good bright light.
So I have a few questions as well, and I don’t want to repeat what everyone else has said. You have some great people giving advice already. My only three questions besides what they have said are: 1.- Are the rocks your medium or is there some sort of soil beneath? 2.- When you water, how do you water? Are you watering around or are you watering directly on the plant? 3.- What is the air circulation like? Is the drain hole on the bottom of the pot? Do you have something that’s allowing air flow through and around the bottom or is it sitting flat on a surface? This is a number one issue I think that would be something I’d consider. If you don’t have proper flow, you can get moisture trapped. Which can cause moisture buildup and act like a moisture trap creating root rot. Looking at the leaves and the discoloration, possibly some white spotting, my guess would be it’s a drainage issue and we just need to mix up the set up a little 😉
