It’s a fungus. Take it out of the pot, clear all medium, trim any mushy roots, spritz the roots with hydrogen peroxide and set aside. Sanitize the pot. Prepare new and dry medium. Rinse roots with water. Spray entire plant with liquid copper fungicide mix per instructions and repot in dry medium. Do not expose to bright light nor water for two weeks unless she shows signs of thirst. Water lightly to allow for aeration and for the copper to do its work. Leaves will not return to normal but if the plant survives, new leaves should be healthier. Keep using the copper for several months until the plant is back to normal.
