What’s wrong with my plant?

the more I look at it, I suspect it’s pot bound, such that some roots are getting too much water and other roots are getting too little water… leading you to signs of both under- and overwatering. Some leaves look brown and dry. Others look transparent. Repot it into a pot about 2 inches bigger. If you repot, you’ll need to gently bang the root ball so soil falls off it. Then you can gently massage the roots to loosen them a bit. Get rid of any mushy roots then repot using fresh soil.
First time repoting, what is good to know about repoting? Where should I get soil and what type?
Often, they like well draining soil . You can make your own mix, such as having perlite and sand and some regular soil, or something similar. You can look it up on Google.
Make sure to check the roots as well, usually when snake plant/ succulents start to rot it means that almost everything underneath the soil has already rotten
