Rubber Plant losing leaves

My Rubber Plant has been losing leaves for a few weeks now, and I have no idea what’s going on. At first, I thought it was spider mites, and I treated for them, but her leaves were still yellowing. Now the leaves are browning too, with a white powder on them, and the new growth is uneven. Can anyone help? #RubberPlant

Do you mist your rubber tree?
@OrangeGrass No, I don’t, but does sit next to other plants so it gets some humidity from them.
I would separate it from the pack and it totally looks like spider mites and I would wash the whole plant in the anti fungal soap and then remove from that soil and repot it with new soil and pot. But be gentle and keep away from stress and water it lightly and let it sit for a while alone and see what happens.
Powdery mildew can also be a fungal disease! Maybe remove affected leaves and spray with neem oil spray? Sorry this is happening to you!
