Firstly I’d repot it to a bigger pot with fresh soil and do a root check, cut all the dead stuff off, looks like that maybe the pot you got it in? Maybe get one with a drain dish or a “self watering” pot…just a little bigger than the one it’s in now..How often do you water and what’s the soil feel like? Do you have to dig to find water? I’m guessing it’s root bound and not getting adequate water…
