What causes brown spots around edges?

What's happening to my plant?! It has dropped the bottom 4 leaves in the space of a few weeks. 😭 It has special fiddle leaf soil, indirect sunlight through South facing windows, and I water it when the top two inches of soil are dry. Houston TX.

Is there an Entomologist on board? I found these eggs on my FLF this morning. If they are something beneficial I will leave them but I don’t want to invite an infestation. I’m not familiar with this mass and I’m having trouble finding an ID online.
